Louisville home backing to open space and walking distance to downtown.  Light, bright, open floor plan.  1576 total square feet located on main level and basement.  3 bedrooms, one on main level and two in the basement, and two baths.  Hardwood floors, new paint, baths remodeled, granite tile countertops in the kitchen, 2 car garage, and a fenced yard and dog run.  Third bedroom in basement is non conforming.  Listed in mid May 2014 for $399,000, this property was under contract after 5 days and closed for full asking price on July 1, 2014.  Sellers paid $310,000 in 2009.

Boulder Colorado vs. Palo Alto California

 

I've heard people making the comparison lately, but we are definitely not there yet.  The median sale price in Palo Alto California is $2.19, and in June 2014, Boulder's median sale price was $726,335, up over 12% from June of last year.  And Palo Alto's median sale price per square foot is $1,185, and Boulder in the mid $300's.  Boulder currently has a listed property downtown at 1155 Canyon, priced at over 5 million dollars for 4,400 square feet which equates to a asking square foot price of $1,211, and that property is under contract. Last November 2013, a Mapleton Hill home sold for a finished price per square foot of $885, selling for almost $6.5 million. Boulder prices are trending upward, but comparing Boulder with Palo Alto's real estate market is not yet realistic, as the above sales are the exception, and not the norm.    

 

Boulder's market has been tight with low inventory,  and that is driving up prices.  Monthly active listings in June 2014 were down almost 15% from June of last year.   Seller's are testing new levels, pricing their homes above comparative sales, and many of those homes are selling within days.  Values are climbing and property owners are benefiting with increased equity, but values don't seem to be increasing at a fast enough rate for more sellers to jump into the market. Now that we are past our peak sales season, significantly more inventory for the remainder of the year is not anticipated. 

 

Visiting Boulder soon?  Check out the Downtown Boulder Bungalow at http://www.vrbo.com/363274.     For the price of a downtown hotel room, consider renting a two bedroom, freestanding home, located a block and a half from the Pearl Street Mall.  Vaulted ceilings, skylights, hardwood floors, full kitchen, gas fireplace, central air conditioning, washer and dryer, flagstone patio with gas grill, and parking.

Listed in April 2014 for $1,545,000, under contract after 74 days, this home eventually sold and closed on July 18, 2014 for $1,522,500.
